Why do I need an agent for a new build?
I’m glad you ask that question. Let me put it this way..would you walk into a courtroom without an attorney to represent you? Of course not. When you enter into a contract with a builder who do you think wrote the contract for your NEW home? Yes, the builder! Do you think that contract is going to protect your interests or the builders? HINT: It’s not going to be your interests!
Tom, I will not get a good deal if the builder has to pay the agent a commission to help me. WRONG. The agent’s commission has already been established long before you and the agent walked into the door. The commission paid by the builder has no impact on what the final price will be. Oh, I almost forgot…the agent can assist you in potentially negotiating a lower price for your new home. It sounds like I could save some money on my new home if you represent me, right? Yes, now you are getting the picture but that is not all my representation will do for you….
First of all, I will be representing your interests NOT the builders. Although most builders are reputable, at the end of the day they care about 1 thing and 1 thing only…making MONEY! There is nothing wrong with making money, that is why they are in business. You need someone to make sure you are receiving the value that you anticipated. Did you know that you can have a licensed inspection company inspect your home during the construction process? You would be amazed at what they discover!
